Developers are proposing to build a hotel at the intersection of Main Street and 5th Avenue in Bozeman, next door to another developing lot.
The hotel is proposed for the northwest corner of that intersection, at 507 West Main Street, which for years has been a vacant lot. To the east across North 5th Avenue, developers are constructing a six-story building with retail space and residential units.
Developers for the hotel project could not be reached for this story, but according to documents submitted to the city, the building is proposed to be four stories tall, with three retail spaces totaling 9,367 square feet.
Parking is proposed to be on the north end of the lot, which used to be home to the City Center Inn and the Angus Steakhouse. According to project documents, the old building was built in 1959. It was demolished in 2017.
The property stretches back to Mendenhall Street, and is owned by Bozeman Exchange Associates, located in Charleston, South Carolina. The same company also owns several parcels along West Mendenhall Street near North 7th Avenue, to the northwest of the proposed hotel property.
The public notice period for the plans is open until March 7. The plans are going through administrative review, meaning the director of community development has 10 days after the close of public notice to issue a decision on the proposal.
The developers are requesting a departure from city standards to encroach into the street vision triangle for 5th and Main.
According to project documents, developers intend to “architecturally reflect the historical brick façades” of many downtown buildings in a contemporary way.
The entire building is proposed to be 91,566 square feet, and 55 feet tall. The lot is zoned B-2M, community business district-mixed, which according to city code is appropriate for areas along major arterials and should support “commercial uses that serve both the immediate area and the broader trade area.” The height limit for a non-residential or mixed-use building in the B-2M district is 60 feet or five stories, whichever is less.
If approved, the lot will be the second on that stretch of Main Street to be redeveloped.
The city gave final approval to the project on the other side of 5th Avenue in 2023, which is in the B-3 downtown zoning district. Developers demolished the old Bamboo Garden restaurant building and a building that used to be home to Genuine Ice Cream and are constructing a six-story, 121-unit apartment building with 2,000 square feet of commercial space.
